JOB DESCRIPTION:

This position oversees all stages of construction, coordinating subcontractors, scheduling jobs, and supervising all aspects of the construction process. The superintendent reports to the project manager and open communication is a must. This is a great opportunity to join a dynamic, growing company.

HIGH LEVEL KEY RESPONSIBILITIES:

  • Planning, scheduling, implementation and coordination of quality-built projects from development through final completion on a timely basis and within budget, while maintaining a low-cost variance.
  • Building rapport with clients and subcontractors and maintaining customer satisfaction throughout the building process.
  • Managing and inspecting the quality of work that is performed by subcontractors, working closely with the project management team, as well as all other team members.
  • Maintain a professional, clean and organized job site.
  • Involvement in selection, coordination, oversight and

    management of people, materials, budgets, schedules

    and contracts.

  • Oversee productivity and compliance with

    building/safety codes.

  • Understand contracts, plans, specifications, construction

    methods and regulations.

  • Prepare daily, monthly and quarterly reports.
  • Written and verbal communication skills.
  • Computer applications including Microsoft Office,

    Microsoft Project and Outlook.

REQUIREMENTS:

  • Experience in ground-up construction
  • Minimum Ten (10) years construction experience

    with five (5) years as Superintendent

JOB DESCRIPTION:
The Project Manager is an expert in managing the full gamut of the construction process.  This individual understands how to develop and maintain positive relationships that result in long-term partnerships with clients, subcontractors and consultants. The Project Manager excels at consistent and accurate communication with all parties involved in the project process.  The individual will lead a team with a project focus that includes; how the project fits with the clients’ goals while adhering to schedule and budget as well as the ability to identify project value and maximize the projects’ financial performance. This position reports to Senior Project Manager and has direct supervisory responsibilities for their assigned Project Engineer and Project Coordinator.

HIGH LEVEL KEY RESPONSIBILITIES:
Project Management 
  • Oversee project delivery from start through warranty, including the execution of financial performance and delivery of client goals and objectives
  • Set up Schedule of Values with owner approval prior to first billing
  • Develop construction strategy and have full buy-in from superintendents and subs
  • Oversee the project with the development of the construction schedule and monitor schedule performance (Follow Project Scheduling SOP)
  • Assist Superintendent in managing safety concerns
  • Set up and maintain project documentation via cloud-based management system as it relates to project requirements
  • Act as a proactive liaison between Owner, Consultants and Subcontractors
  • Resolve conflicts/issues with clients and subcontractors
  • Run OAC meetings, efficiently and effectively with a focus on client productivity  
  • Ensure that subcontract documentation (Contracts, invoices, change orders) are reviewed and approved in a timely fashion
  • Responsible for client management throughout procurement, construction and post-construction processes
  • Forecast Final Cost (WIP Work in Progress) effectively and accurately each month
  • Promotes Maxwell culture and leads processes that are consistent with company values
Project Team
  • Provide clear direction, responsibilities and expectations to the project team
  • Work with on-site Superintendent to ensure the project is delivered with the highest level of quality and client satisfaction
  • Mentor and train your assigned Project Engineer and Project Coordinator
  • Oversee timely project closeout; (punch list completion, close out documents, as built drawings, & Owner acceptance)
Buy Out
  • Studies project documents carefully to ensure potential issues are addressed during buy out
  • Prepare complete scopes of work for each trade. Make sure all identified exposures are covered up front (even if not covered by original estimate)
  • Prepare the Scope of Work for the selected subcontractor using the Estimate, specifications, design drawings, archived scope specific 
  • Negotiate contracts with Subcontractors and Vendors
  • Negotiate change orders with Subcontractors, Vendors, and Owners

REQUIREMENTS: 
  • Bachelor’s Degree in related field from four-year college or university or equivalent industry experience.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. 
  • Flexibility to travel to several projects located in the Colorado area.
  • Minimum Five (5) years construction experience with two (2) years as Project Manager.
  • Experience running projects from $100K to $5M.
  • Experience running multiple jobs is highly desired.

JOB DESCRIPTION:

The Project Engineer provides administrative, coordination and field support to the Senior Project Manager, Project Manager and Superintendent from the preconstruction to the close-out of the projects. Tasks you will be required to complete and or assist with include; plan and specification review, Submittals, RFIs, Change order requests, procurement paperwork, site visits and more. This position requires organization, passion, dedication, accountability and a strong desire to learn.

HIGH LEVEL KEY RESPONSIBILITIES:
Construction Documents Review & Analysis 
o    Assist the project manager in submittal and RFI process
o    Review’s drawings and specifications for clarifications, discrepancies and missing information for preparation of RFCs and subcontractors Abstracts
o    Create RFI log and track process
o    Create Submittal Register logs
Weekly Owner Project Progress Report
o    Organize job site photos and daily reports
o    Prepare and distribute weekly progress reports
OAC Meetings
o    Prepare and maintain OAC meeting notes
o    Attend and participate in weekly OAC meetings
Scheduling 
o    Assist with master schedule creation and maintenance 
o    Assist in 3-week look ahead schedules 
Punchlist
o    Attend punch walk and create subcontractor list
o    Assist as needed superintendent to close out
Close Out
o    Coordinate, assemble and distribute close out documents
